Wkb consumer handover file
Mandatory in the Netherlands since 2024. At handover you receive a file demonstrating the work meets building regulations: inspection reports, as-built drawings, material certificates and operating manuals.
Certification, insurance and warranty periods in one place. This is also the file a buyer’s surveyor will ask for if you ever sell the property.

The contract sum is agreed before work starts. Additional cost arises only from changes you approve in writing, never from items missed during pricing.
Cover on the works, materials on site and damage to neighbouring property for the full duration of the project.
Heat pumps are installed by certified engineers. Without an F-gas certificate a sealed refrigerant circuit cannot legally be commissioned in the Netherlands.
Every electrical installation is handed over with an inspection report and a circuit schedule. That is the first document an insurer asks for after an incident.
Quotes are written in the format Dutch mortgage lenders accept, with a payment schedule per build phase, so claims against the bouwdepot are not rejected on formatting.
Periods start on the date of formal handover.
| Element | Period |
|---|---|
| Structural elements | 10 years |
| Electrical installation | 5 years |
| Heat pump and underfloor heating | 5 years, manufacturer warranty separate |
| Bespoke joinery and carpentry | 5 years |
| Finishes, plaster and paintwork | 2 years |
Full terms are set out in the construction agreement. Ask for it before you sign, not after.
Four short steps. You receive a scope document your mortgage lender can assess straight away.
